Service Agreement

Our service agreement covers the two basic listing options provided below.

For Sale By Owner (FSBO) Listing Option

The FSBO Listing Option allows you to list your property for free just like the FSBO listings on this web site.  If you need additional FSBO support, we offer some basic fee services to help you along.

Free Property Listing

You may have a free listing on our web site, without making a single purchase, as long as you upload your property information and pictures as well as agree to, and abide by the following:

  • The federal Fair Housing Act which prohibits discrimination in all stages of the home buying process on the basis of race, color, national origin, religion, sex, familial status, or disability.  Any housing advertising that indicates a discriminatory preference based on one of these factors is illegal.
  • The home seller is responsible for the accuracy of their listing. Those knowingly misrepresenting their property will be asked to correct the inaccuracy. Refusal to do so may result in termination of your listing.
  • If we feel any content is inappropriate or off-topic, we reserve the right to remove it and, if we deem necessary, restrict access.
  • Send us an e-mail at info@mlh-fsbo.com when your property sells so we can mark it sold.
Optional FSBO Services - Pay for What You Need

Pick one or all of the below services to get the help and extra advertising that you need.

$50   
We’ll take your property pictures and set up your listing.
$25  
For each large Yard sign and Directional sign for six months.  Let us know when your home sells so we can pick up our signs.  If you decide to keep the signs, you agree to pay us an additional $25 for each yard and directional sign.  Most signs are installed within three days of receiving payment for your sign.
$10  
For each Sign Rider (creek front, lakefront, riverfront, open house, acreage, etc.).  If you decide to keep the sign rider, you agree to pay us $10 for each rider not returned.
$90  
A Virtual Reality Tour really shows off your property and home.  It’s really the next best thing to actually being there and is the ideal way to showcase your property.

Multiple Listing Service (MLS)

$400  

Listing on the local multiple listing service (MLS) and Realtor.com for a $400 flat listing fee. As part of the fee, we will include all of the free and optional FSBO Services noted above. In addition, we will also upload your listing to other popular web sites for added exposure. We will also provide sales forms and contract negotiation support, and provide a fair market value analysis. Please note that the $400 listing fee does not include the buyer’s agent fee, if applicable.

 

1%

Listing on the local multiple listing service (MLS) and Realtor.com for a 1% listing fee.  As part of the 1% listing fee, we will include all of the free and optional FSBO Services noted above.  In addition, we will also upload your listing to other popular web sites for added exposure.  We will also provide sales forms and contract negotiation support, help you show your property to potential buyers, and provide a fair market value analysis.

In some instances, sellers listing for 1% may be asked to pay an up front fee of up to $150 to cover signage and other up front costs.  This up front charge is credited back to the seller at the time of closing.  Please note that the 1% listing fee does not include the buyer’s agent fee, if applicable.

 

We accept Visa and MasterCard.  No refunds please. Since we incur nearly all of our expenses up front, we cannot offer refunds.
